• From 1st October 2008,
an EPC will be required whenever a dwelling is let to a new tenant
• The Landlord (or letting & management agents and estate agents where they are
acting on the landlord¡¯s behalf) must commission an EPC and make a copy of it,
including the recommendation report, available free of charge to prospective
tenants at the earliest opportunity prior to any rental contract being entered
into.
• A copy of the EPC must be given to the person who ultimately becomes the
tenant.
• EPCs are valid for 10 years and can be reused as many times as required within
that period.
• An EPC is not required for any property occupied prior to 1st October 2008 and
which continues to be occupied by the same tenant.
• Where an EPC already exists from the purchase of the property it can be used
for the subsequent rental.
• Both elements of the EPC, the certificate and the recommendation report, must
be provided to the prospective tenant.
• There is no statutory requirement to carry out any of the recommendations.
• An EPC is not required for the renewal of a lease.
